Process of Buying:

Once your purchase is finalized, your realtor's office will send the offer to purchase and all relevant documents to our office. Upon receipt of your offer to purchase we will:
Open a file and obtain and review a property tax search for the property.
Send you an introduction email outlining how the transaction will unfold and the next steps.
Contact the seller’s lawyer to advise them we are acting for you on your purchase;
Notify the City of Winnipeg property tax department and Manitoba Hydro that you have purchased a property;
Once we receive mortgage instructions, we will book you an appointment at our office to sign documents prior to possession; and
You will receive an email confirming your appointment, outlining appointment requirements and the amount of closing costs you will need to bring in with you to our meeting

Open a file which involves searching the title to your property;
You will receive an introduction email from our office requesting information related to your purchase and outlining the process and next steps of the transaction;
Contact purchasers & lawyer to advise them we are acting for you on your sale;
Notify the City of Winnipeg property tax department and Manitoba Hydro that you have sold your property;
Contact your existing lender to request a full payout statement of your existing mortgage.
Our office will contact you to set up a signing appointment. You will receive an email confirming your appointment, outlining appointment requirements along with what you will need to bring in with you to our meeting.
Once the purchaser & lawyer sends the funds to our office for the sale of the home, we will pay out your mortgage and your realtor commission immediately before direct deposit the remaining sale proceeds into your account.

We pride ourselves on having competitive fees. Legal fees start at $895 plus GST and PST. Fees may increase depending on the complexity of your transaction. Examples of increased complexity include:
Buying a newly constructed home from a home builder.
You require more than one mortgage to be registered.
The transaction is subject to our written approval.
You are using a private lender.
If there are additional payouts for the sale of a home or registrations on the title that needs to be discharged.

During the course of your sale, purchase or, refinance transaction, we will incur and pay disbursements on your behalf. These are out-of-pocket expenses that you would otherwise be required to pay if you handled the transaction yourself. Because your lawyer generally pays these expenses up front, your lawyers office will seek reimbursement by including these expenses on your statement of account.
